General Information For New Commercial Building Permits
- Building permit application, Certificate of Occupancy application, and related drawings are submitted electronically to the Customer Service Department for processing. You can locate applications on the Permit Applications page of this website.
- The civil plan review process should be finalized and approved before submitting the building permit application.
- Per the local government code, a permit must be issued or denied within 45 days of submittal, or within 30 days after the City provides comments requiring revisions. Submitting too early could cause the contractor hardship, as permit fees are non-refundable.
- The general, mechanical, electrical, and plumbing contractors must be registered with the City of Murphy. Permits cannot be issued until all contractors are registered. To update contractors once the permit application has been submitted, email Customer Service the updated contractor information.
- All permit-related fees must be paid before the permit will be submitted for plan review. Fees include, but are not limited to, impact fees, meter fees, meter deposits, sewer connection fees, and a construction inspection fee.
- The Building Permit plan review occurs concurrently with the site plan review by Planning & Zoning and Public Works, and with plans requiring review and approval by the Fire and Health Departments. Fire sprinkler plans may be a deferred submittal.
- A list of required project-specific inspections will be included in the stamped, approved building plans, which will accompany the permit upon issuance.
- The City requires a preconstruction meeting before any commercial project begins, and the meeting must be completed before a building permit can be issued. This meeting is used to review specific construction and inspection procedures, provide departmental contact information, and outline overall expectations for the construction process. We encourage the general contractor, utility contractor, engineer, all subcontractors, owners, and other persons associated with the project to attend this informational meeting.
- The preconstruction meeting will be scheduled after the building permit plan review is complete and plans are approved by Building, Fire, and Health plans examiners, the site plan and civil plan are approved by Planning & Zoning and Public Works, and the permit is ready for issuance.
- Once a building permit has been issued, Building Inspection requests can be made via our online inspection request form or through a secure online portal. Fire Department inspections are scheduled by calling the Fire Department at 972-468-4300. - A Certificate of Occupancy will be issued for the building once all building inspections have passed and all inspectors have approved the Certificate of Occupancy.
